DONSÖ WATER

Platform

One system. Eight layers.

The value is not a floating house. It is a repeatable path from a water area to an operating residential community — where each layer has a defined interface, a defined supplier and a defined way of being verified.

Three status levels. System defined means the layer is specified at system level. Engineering scope defined means the discipline and work package are set and ready for a qualified engineer. Site-specific design means the layer is engineered to each location's conditions.

System defined

Standardized residential modules

Factory-built homes in three sizes — 30, 50 and 80 m² — sharing one wet core, one electrical and utility interface and one structural logic, so that volume reduces cost instead of variety increasing it.

Engineering scope: External dimensions, areas, structural grid, acoustic separation and energy performance, coordinated across architectural and marine design.

Engineering scope defined

Floating foundation

An engineered buoyant platform carrying the module: buoyancy, stability, reserve displacement, compartmentation, inspection access and replaceability over the design life.

Engineering scope: Stability, freeboard, ballast, design loads, durability and corrosion protection.

Site-specific design

Mooring

Restraint of the platform against wind, wave, current and ice, using chains or tension elements to seabed anchors or piles, with an arrangement that tolerates the site water-level range.

Engineering scope: Anchor type, design loads, seabed conditions and redundancy, set by hydrographic and geotechnical survey.

System defined

Access decks

The shared circulation that turns berthed homes into a neighbourhood: a main spine to shore, branch decks to each home, an articulated gangway, and continuous edge protection.

Engineering scope: Clear widths, gradients, guarding, slip resistance and step-free continuity to Swedish accessibility and safety standards.

System defined

Energy

An all-electric direction: efficient envelope, heat pumps, solar readiness, metering per home and no on-site fossil fuel combustion.

Engineering scope: Energy performance to the Swedish implementation of the Energy Performance of Buildings Directive, with a project energy model.

Site-specific design

Water and wastewater

Potable water supply and wastewater collection routed through an inspectable service duct under the shared deck, connected to shore systems.

Engineering scope: Connection terms, capacity, freeze protection and discharge, coordinated with the local utility and environmental authority.

System defined

Monitoring

Instrumentation of the things that matter over a long life: mooring loads, water ingress, energy and water use, and the condition of replaceable components.

Engineering scope: Instrumentation scope, data ownership and how monitoring supports insurance and lending.

System defined

Service and lifecycle support

Planned inspection, maintenance and component replacement — the part that determines whether the asset is financeable and insurable over decades, and how it performs across its life.

Engineering scope: Service model, intervals, cost and responsibility split between DONSÖ, the project company and the operator.

Concept diagrams

How the layers meet

These schematic principles structure the engineering work and supplier conversations, and are refined into design documents during the validation phase.

Schematic section through the shared deck showing a walking surface over an inspectable service duct carrying power, potable water, wastewater, data and fire water, above a compartmented floating foundation, with metered connections to each home module.
Utility spineSchematic section through the shared deck. Routing, capacity, freeze protection and fire strategy require project-specific design.
Section showing a home module on a floating foundation restrained by catenary chains to seabed anchors, with freeboard, design water-level range and wind, wave, current and ice loads indicated as items to be determined.
Mooring principleIndicative arrangement only. Loads, seabed conditions and anchor type require marine engineering and hydrographic survey.

Access decks and step-free routesWidths, gradients and clearances are concept targets to be verified against Swedish accessibility and safety requirements.
